Our Properties
Our properties include office, light industrial and studio space. All hold planning consent for Class B1 Use. Most have car parking a valuable facility.
We employ our own maintenance staff who keep the properties in excellent condition
Lease arrangements are flexible in order to meet tenants’ varying needs. Most are let on our ‘Small Business Lease’(HERE) . (see details of each property) which has been written to remove many of the worries and ‘nasty surprises’ that conventional leases can bring. For a simple monthly fee, many expenses and services that would be ‘extras’ with other landlords are taken care of.
These services vary slightly from property to property, but typically include:
- External repairs
- Buildings insurance
- Removal of office and kitchen waste (but not trade waste, which the tenant must organise)
- Cleaning of the areas shared with other tenants (e.g. car parks)
- Supply of water for kitchen and toilets
- Legal fees: A contribution of £500+ VAT is payable by the tenant towards our solicitors costs.
- When a tenant finally surrenders their unit, they are expected to leave it ‘as they found it’..
- Upon taking the lease, the first month’s rent is paid along with a ‘Security Deposit’ of one month’s rent which is repayable to the tenant upon leaving.
- There are no formal rent reviews in the lease period. Instead there is a small annual increase to cover inflation.
- Often after only 6 months in occupation, tenants can choose to break the lease and leave on one month’s notice. Thus businesses who want to move on, can do so without fear of ongoing liabilities. This is a huge bonus for small businesses – one that is rarely if ever offered by other landlords.
- As a package, these terms represent a unique ’Deal’ for our tenants. We understand that they operate in an uncertain business environment; GEB tries to bring some certainty and flexibility to them.
