Introduction

Lansdowne Workshops comprise 20 small industrial units varying in size from 170 to 1500 sq ft. This estate is ideal for businesses engaged in practical, light industrial activities. Like all GEB properties, they are well maintained by our in-house team. Tenants here form a strong community, with a mix of newcomers and long- established businesses.

Facilities in each unit include:

  • The estate is located in a quiet residential area, ideal for tenants who prefer a less ‘industrial’ setting
  • Units have full height loading floors
  • Some units have mezzanine areas.
  • Metered 3-phase power is available
  • There is non-allocated car parking which is ample for most tenants’ needs
  • Most have their own toilet; the remainder use the shared facility

Units are let for a monthly fee which includes service charges. This avoids unexpected bills for repairs etc that most other landlords charge.

Included in the monthly fee are:

  • Buildings insurance
  • Repairs and maintenance to the exterior and structure of the building
  • Tenants are responsible only for maintenance of the inside of their unit and to ‘leave it as they found it’ when they eventually leave
  • Removal of kitchen and office waste (tenants who produce trade waste need to make their own arrangements for a bin).

Leases are normally for 4 years, but tenants can leave at any time after the first 6 months upon giving us one month’s notice.

The initial lease can be completed without any legal costs.

Incoming fees are the first month’s rent, plus one month which we hold as a security deposit until departure

Rent: £800 plus VAT p.c.m. inclusive of services but exclusive of business rates and electricity. (Business Rates £170 per month approx but small business rate relief may be available).


All units are let on simple 4 year leases (no legal fees) and can be vacated, after an initial six month period, by giving one months written notice. A deposit equal to one month’s rent is required and thereafter payment terms are monthly in advance by bank standing order.
