The Angerstein Business Park enjoys one of the best locations in the area for small workshops. It is on the edge of the Greenwich Peninsula, seconds away from the A2 for Kent and the Blackwall Tunnel. The area is well served by Mainline, Underground and DLR trains.

There are 25 units ranging in size from 300 sq. ft. to 6500 sq. ft.

Facilities in each unit include:

  • Full power supply and lighting, with 3-phase available in some units
  • Own toilet and kitchenette
  • Gas supply
  • Metered water supply
  • Full height loading doors
  • Generous car parking allocation
  • Tenants for units 1-20 are responsible only for the maintenance of the inside of their unit and to ‘leave it as they found it’.
  • CCTV coverage with overnight monitoring
  • Reasonable access at all times

Units 1-20

The length of our “Small Business Lease” is negotiable; most tenants choose 4 years, which is usually renewable at its end.

Leases are ‘internally repairing’ only. We, the landlord are responsible for repairs to the structure of the building and to the car park etc; tenants are responsible for the interior of their units.

Leases are exempted from The Landlord and Tenant Act.

We usually offer tenants the right to terminate the lease and leave the premises after only 6 months.

We charge a simple monthly Fee, which includes the rent and a fixed service charge. The service charge covers many items, including:

  • Structural and external repairs and maintenance.
  • Maintenance of the car park and shared areas.
  • Buildings insurance (not tenants’ contents)
  • CCTV with overnight monitoring
  • Removal of kitchen waste and office paper included (tenants make their own arrangements for trade waste).

The Fees are defined in the lease for its duration; tenants thus know exactly what they will be paying in the years ahead, with no unexpected increases.

There is an initial charge of £300 + Vat for drawing up the lease.

Incoming payment is the first month’s rent plus a month that is held as a security deposit.

Units 21-25

These larger units are let on a more conventional, fully repairing and insuring basis; tenants are therefore responsible for the upkeep of their units.

Buildings insurance is arranged by the landlord and recharged to tenants.

Rent and service charges are charged separately.

Both parties are responsible for their own legal fees on taking a lease.

We are a flexible landlord and are always willing to discuss lease terms.
