The Gateway was converted from a Victorian warehouse, creating hugely characterful workspaces in a predominantly residential area of Charlton, SE7. Most are suited to office and studio uses, whilst the larger units are ideal for light production facilities such as print and other graphics. This site contains 11 units, ranging in size from 285 sq.ft. to 1,950 sq.ft.

  • Units are let on GEB’s Small Business Lease – see TERMS
  • The length of our ‘Small Business Lease’ is by agreement; most tenants choose 4 years, which is usually renewable at its end
  • The leases are ‘internally repairing’ only. We, the landlord are responsible for repairs to the structure of the building and to the car park etc; tenants are responsible for the interiors of their units
  • Leases are exempted from the Landlord and Tenant Act
  • We usually offer tenants the right to terminate the lease and leave the premises after only 6 months
  • We charge a simple monthly Fee, which includes the rent and a fixed service charge. The service charge covers many items, including:
    • Structural and external repairs and maintenance.
    • Maintenance of the shared areas.
    • Buildings insurance (not tenants’ contents)
    • CCTV
    • Removal of kitchen waste and office paper (tenants make their own arrangements for trade waste)
  • The Fees are defined in the lease for its duration; tenants thus know exactly what they will be paying in the years ahead, with no unexpectedincreases
  • Incoming fees are the first month’s rent, plus one month which we hold as a security deposit
  • A contribution of £300+ VAT is payable by the tenant towards the costs of the lease. This needs to be paid in order to start the process of taking a unit
