The length of our “Small Business Lease” is negotiable; most tenants choose 4 years, which is usually renewable at its end.
Leases are ‘internally repairing’ only. We, the landlord are responsible for repairs to the structure of the building and to the shared areas; tenants are responsible for the interiors of their offices
Leases are exempted from The Landlord and Tenant Act
We usually offer tenants the right to terminate the lease and leave the premises after only 6 months
We charge a simple monthly Fee, which includes the rent and a fixed service charge. The service charge covers many items, including:
The Fees are defined in the lease for its duration; tenants thus know exactly what they will be paying in the years ahead, with no unexpected increases.
Incoming fees are the first month's rent, plus one month which we hold as a security deposit
A fee of £300+VAT is payable by the tenant for drawing up the lease. Payment of this is the first step in the process of taking an office
We are a flexible landlord and are always happy to discuss lease terms
