This striking and innovative development of light industrial and office units (Planning Use Class E- commercial, business and service) is now ready for occupation. GEB believes that the design represents a new wave of thinking about how workshops can be provided in the 21st century.

There are 14 units of varying sizes spread over 5 floors. The upper floors are accessed by a generously sized goods lift and there is also an accessible passenger lift. All units have their own cupboard kitchens with a sink and fridge. There is an accessible WC on each floor.

The units are constructed from Cross Laminated Timber (CLT) Each unit is a rectangular open space and the exposed timber walls (not ground floor) create an enhanced workspace environment and the large west facing windows provide excellent natural light. These high environmental standards will result in low heating costs.

Each unit has one onsite allocated parking space and there are two additional disabled parking spaces and two electric car charging points.

The development is very close to Charlton Mainline station for Central London and Kent. Access to the A2 is straightforward and there are main bus routes nearby.

The length of our “Small Business Lease” is 4 years, which is renewable by mutual agreement at its end.

Leases are exempted from The Landlord and Tenant Act

We offer tenants the right to terminate the lease and leave the premises after only 6 months

We charge a simple monthly Fee, which includes the rent and a fixed service charge. The service charge covers many items, including:

  • Structural and external repairs and maintenance
  • Maintenance and regular cleaning of the car park and shared areas
  • Buildings insurance (not tenants’ contents)
  • CCTV with overnight monitoring
  • Removal of kitchen waste and office paper (tenants make their own arrangements for trade waste)

The Fees are defined in the lease for its duration. Tenants then know exactly what they will be paying in the years ahead, with no unexpected increases. Fees are payable monthly in advance by Direct Debit.

Leases are ‘internally repairing’ only. We, the landlord, are responsible for repairs to the structure of the building and to the car park and other communal areas. Tenants are responsible for the interiors of their offices.

There is an initial charge of £250 + Vat for drawing up the lease. Payment of this is the first step in the process of taking an office
