The development is only a short walk from Eltham Mainline station for central London and Kent and there is easy road access to the A2, A20 and South Circular Road

Facilities in each unit include:

  • Generous floor to ceiling height
  • Good levels of security
  • Own kitchenette and toilet
  • Full climate control with engineered heating and cooling systems
  • Modern insulation standards result in low heating costs
  • Individually metered electricity supply
  • Easy access to from street level
  • Excellent local parking facilities
  • CCTV with overnight monitoring
  • Unit 7 is linked to the historic Orangery building, providing accommodation that is both beautiful and functional
  • Units are let on GEB’s Small Business Lease. See “TERMS”

The length of our “Small Business Lease” is negotiable; most tenants choose 4 years, which is usually renewable at its end.

Leases are ‘internally repairing’ only. We, the landlord are responsible for repairs to the structure of the building and to the car park etc; tenants are responsible for the interiors of their offices

Leases are exempted from The Landlord and Tenant Act

We usually offer tenants the right to terminate the lease and leave the premises after only 6 months

We charge a simple monthly Fee, which includes the rent and a fixed service charge. The service charge covers many items, including:

  • Structural and external repairs and maintenance
  • Maintenance of the car park and shared areas
  • Buildings insurance (not tenants’ contents)
  • CCTV with overnight monitoring
  • Removal of kitchen waste and office paper (tenants make their own arrangements for trade waste)
  • Water for tenants’ kitchens

The Fees are defined in the lease for its duration; tenants thus know exactly what they will be paying in the years ahead, with no unexpected increases.

There is an initial charge of £300 + Vat for drawing up the lease.
