Lansdowne Workshops consists of 20 small workshop units, which are ideal for practical, light industrial activities. The estate is in a quiet residential area and is therefore attractive to tenants who prefer a less ‘industrial’ setting. Like all GEB properties, they are well maintained by our in-house team. Tenants form a strong community, with a mix of newcomers and long-established businesses. Units vary in size from 170 sq. ft. to 1,500 sq. ft.

The estate is close to good bus and rail links from Charlton and Woolwich mainline stations; there is easy access to the A2 for central London, the Blackwall Tunnel and Kent

Facilities in each unit include:

  • Full power supply and lighting, with 3-phase available in some units
  • Full height loading doors
  • Tenants are responsible only for the maintenance of the inside of their unit and to ‘leave it as they found it’.
  • CCTV coverage
  • Shared toilet facilities
  • On-site parking available

The length of our “Small Business Lease” is 4 years, which is renewable by mutual agreement at its end.

The leases are ‘internally repairing’ only. We, the landlord are responsible for repairs to the structure of the building and to the car park etc; tenants are responsible for the interiors of their units

Leases are exempted from the Landlord and Tenant Act

We offer tenants the right to terminate the lease and leave the premises after only 6 months

We charge a simple monthly Fee, which includes the rent and a fixed service charge. The service charge covers many items, including:

  • Metered water supply
  • Structural and external repairs and maintenance.
  • Maintenance of the car park and shared areas.
  • Buildings insurance (not tenants’ contents)
  • CCTV
  • Removal of kitchen waste and office paper (tenants make their own arrangements for trade waste).

The Fees are defined in the lease for its duration; tenants thus know exactly what they will be paying in the years ahead, with no unexpected increases.

There is an initial charge of £250 + Vat for drawing up the lease. Payment of this is the first step in the process of taking an office

A security deposit equivalent to one month’s rent inc VAT is payable in advance and is held on account
