The length of our “Small Business Lease” is 4 years, which is renewable by mutual agreement at its end.

Leases are ‘internally repairing’ only. We, the landlord are responsible for repairs to the structure of the building and to the car park etc; tenants are responsible for the interiors of their offices

Leases are exempted from The Landlord and Tenant Act

We offer tenants the right to terminate the lease and leave the premises after only 6 months

We charge a simple monthly Fee, which includes the rent and a fixed service charge. The service charge covers many items, including:

  • Structural and external repairs and maintenance
  • Maintenance of the car park and shared areas
  • Buildings insurance (not tenants’ contents)
  • CCTV with overnight monitoring
  • Removal of kitchen waste and office paper (tenants make their own arrangements for trade waste)
  • Water for tenants’ kitchens

The Fees are defined in the lease for its duration; tenants thus know exactly what they will be paying in the years ahead, with no unexpected increases.

There is an initial charge of £250 + Vat for drawing up the lease. Payment of this is the first step in the process of taking an office

A security deposit equivalent to one month’s rent inc VAT is payable in advance and is held on account
