The loss of workspace within the Borough is a key issue facing SMEs. Employment sites have been lost to housing development and less and less affordable workspace is available for local businesses.
We believe that affordable workspace is the cornerstone of the economy, empowering local people and ensuring locally-led sustainable economic development.
Good quality, affordable workspace is crucial for continued economic development within the Borough and its re-provision needs to be at the forefront of any economic strategy.
GEB has 10 sites, over 100 tenants, with over 120,000 sq ft of office and light industrial space.
Our tenancies are in high demand with an average occupancy rate of 95% and a waiting list for both light industrial and office units.
A Social Enterprise Landlord
As a not-for-profit social enterprise, GEB has a different business model from normal commercial landlords. We offer our spaces on simple flexible terms:
- Affordable rents designed to reduce the financial burden on new businesses.
- No reference checks.
- No credit checks.
- No long-term commitments. After six months tenants may leave with one month’s notice, with no penalty or charge.
- GEB’s in-house maintenance team ensures the proper management of the estates and supports tenants.
- Small units that often qualify for 100% business rate relief.
Local Impact and Experience
In England, 5.4% of SMEs are led by people from ethnic minority backgrounds. In GEB’s tenant community this figure is 37.5%, significantly exceeding the proportion of ethnic minorities living in Greenwich.
GEB has experience developing new-build properties and restoring listed buildings within the Borough.
Our latest development, The Charlton Workstack, won both a RIBA London Award and a New London Architecture Award for Industrial and Logistics.
Our restoration of both the Eltham Orangery and the Royal Arsenal Gatehouse in Woolwich received notable praise from Historic England.
